Hi Ladies, my son was a JSI at NPTU and is moving to his new duty station soon. Wants to rent his 5 bedroom house out furnished to prototype students. He is looking to hire a property manager… he interviewed one who advised him that many HOAs have rules that prohibit leases under 12 months. He checked, and his HOA does have this rule. Does anyone know - Is there a way around this?
DsMom2020 - I am answering on the fly, so forgive my lack of specific information or proper verbiage. There is some sort of act/clause/provision/law which allows sailors or military personnel to break a lease without penalties if they have orders to move. My son told me about this because I believe the apartment where he stayed had a 6 month or a 1-year lease, or they were looking at an apartment with such.
I am sorry to hear that your son is dealing with HOA requirements. We are very cautious when we move to make sure that we are not getting into an HOA. But I have other family members who live in an area that is predominantly HOA and so it just depends. I would say that he looks into just setting the least as 1 year and the property management company will know that they are most likely going to be broken. There will be some sailors who end up not being ready to move out immediately after Prototype because of their orders. My son had almost that situation, one of his roommates was still in the apartment after he and the other roommate had moved on. Another friend on this group, her son was in GC for a month or more waiting for his orders to his ship.
Have your son continue to check and ask around to his buddy's that have rented at apartments. I am sure the HOA has that clause because they do not want random cars in and out. I think another thing to check on would be the # of cars in a driveway or parked on the street and leasing as a multi-person dwelling, versus a single-family dwelling. That could cause some other issues as well.
All the best to your son. Another option would be to rent to married couples coming into NNPTC from A school forward.

One of the SCRA provisions allows for the termination of residential leases with 90 days written notice on PCS orders. That is federal law, and I don't think the HOA can do anything about it except to not allow renting at all. Being close to both NNPTU and Joint Base Charleston, a large portion of the rental market would be military. (From the landlord's point of view, they know exactly what everyone is getting for BAH, so they can be very sure what they can charge and confident of getting paid. That helps assure availability and affordability of housing.)

My sailor gal has had her tree up for some time, but considering they spent the holidays last year in the hospital with Baby Precious, they are just blessed to be able to go out and about with her and take her to turkey dinner with other families who serve our military! I spoke to my son, (Nuke vet) and I told him how to make the green bean casserole, for their contribution to one of the dinners they attended.

Hi Everyone! I am planning my sailors A school graduation in GC the end of March. Does anyone have any recommendations for hotels? Hope you Moms are doing good! Always thinking about all of you! He won't be home for the Holidays this year. We are in another country and it is a little tough to get the okay this year!

Hooyah Navy!! - My husband was watching the game and I happened to go into the room and see it on and that we were ahead. Otherwise, I was busy with lots of holiday preparations.
Seahawks12 - We stayed at the Days Inn there in GC all four times that I went to see my son. My husband thought it smelled of ocean, or such but then again, they are nearby. It is older but they had remodeled a little bit. For me, going to A school graduation by myself with my youngest son and not knowing what to expect, I wanted something that was close to NNPTC, and then also they had a continental hot breakfast (not a big full buffet) and the prices were cheap, I think I had some reward points used by the time we did one of our final visits to the area. They are not posh or upscale, but I am rather frugal at times with my hotel budget. That was all pre-Covid, so I would definitely look at online reviews.
